Regional Property Manager responsible for the startup of Providence's newest commercial office building, the Wexford Innovation Center (Point 225). Direct oversight for the successful startup and transition to daily operations of a 200,000/sf commercial office building. Accountable for all business, financial, and management aspects including preparing, implementing and adhering to the budget, developing and maintaining strong working relationships with tenants or occupants, and supervising the day-to-day activities of the engineering, maintenance and other building staff as well as contract services.
Essential Job Functions:
- Regularly meet with, and provide direction to, property management and engineering teams to ensure building operations are in accordance with CIC's standards and procedures.
- Recruit, hire and effectively manage property management and building engineering professionals as needed to meet department staffing needs.
- Develop, execute, and meet all operational, financial, and development objectives for the property management and building engineering team.
- Perform reviews and provide necessary feedback for annual budgets, monthly and quarterly reports, operational reports and other periodic reports.
- Demonstrate excellent customer service skills when interacting with clients, owners, tenants and vendors to ensure efficient, consistent, and reliable services.
- Collaborate with members of the senior leadership team in the development and successful execution of a strategy for each asset in the portfolio.

Property Maintenance & Administration:
- Administered and directed the successful execution of a 2,500 item punch list for a new building.
- Developed and implemented the building's emergency response protocol.
- Customized Building Engines, a software driven application allowing the scheduling of all preventative maintenance tasks as well as closing the gap between tenants and building staff.
- Designed and implemented COVID-19 operating procedures that are now carried out across the entire portfolio.
- Created budget for a new building to include CAM calculations with actuals being within 3%.
- Received a perfect five-star rating from tenants since the opening of the building via the Kingsley Survey.
- Oversee upkeep of information for Energy Star and/or LEED recertification processes.
- Monitor tenant relations program to ensure problems are addressed promptly and to the satisfaction of tenants and ownership.

Onsite Property Manager responsible for approximately 750,000/sf of commercial property to include the TOBY award winning South Street Landing building, with a primary objective of efficiently adding value that enhances the overall strategic plan for each property, facility and complex. Accountable for all business, financial, and management aspects of the assigned properties including preparing, implementing and adhering to the approved strategic plan and budget for each property, developing and maintaining strong working relationships with tenants and occupants, and supervising the day-to-day activities of the engineering, maintenance and other building staff as well as contract services. Responsible for the direct supervision of a variety of staff to include building, administration, engineering, operations, maintenance and finance/accounting.
- Developed and implemented the approved strategic plan for each property. Had primary responsibility for the day to day operation of each property to ensure that all site operations were in compliance with established policies, procedures and management agreements.
- Oversaw the preparation and execution of the annual budget, monthly financial variance reports and operations analysis for the client.
- Conducted formal site inspections monthly, in compliance with established standard operating policies and procedures.

A hybrid role that encompassed both the oversight of a property management firm and a parking management company. The sole Property Manager for Marsella Properties with 100,000sf of commercial The sole Property Manager for Marsella Properties with 100,000sf of commercial and retail office space. Supported and assisted in the management of commercial real estate in accordance with the management agreements of five buildings in and around Providence. Involved in all aspects of day-to-day operations of each property, including accounting, tenant relations, maintenance and repair, security, life safety, janitorial services, landscaping, and snow removal. Assisted in the preparation of the annual budgets, reporting and financial performance of each property. General Manager of Urban Parking Management LLC responsibilities included fiscal, operational, facility services, project management, and business development for four of the most premier parking facilities in Providence, Rhode Island. Developed and managed annual budgets for each location and created monthly financial reports to include a monthly financial narrative for each location. Procured sound relationships with vendors, to ensure all goods and services were executed in a timely, accurate, and fiscally responsible manner.
- Designed and managed the installation of three fully automated parking systems that increased revenue by 33% with the design and utilization of the AMANO IPARC system.
- Developed standard operating procedures for all aspects of the parking management operation, allowing any employee to execute every facet of the operation.
- Project Manager for all tenant fit outs.
- Project Manager for a quarter million dollar HVAC upgrade to include dual high efficiency boilers and a condensing unit.
