Essential Job Functions
- Regularly meet with, and provide direction to, property management and engineering teams to ensure building operations are in accordance with standards and procedures
- Recruit, hire and effectively manage property management and building engineering professionals
- Develop, execute, and meet all operational, financial, and development objectives
- Perform reviews and provide necessary feedback for annual budgets, monthly and quarterly reports
- Demonstrate excellent customer service skills when interacting with clients, owners, tenants and vendors
- Collaborate with members of the senior leadership team in the development and successful execution of a strategy for each asset
- Maintain a strong understanding of, and ensure compliance with, local laws pertaining to building codes and regulations
- Effectively communicate with professionals responsible for asset management, leasing, construction and accounting
Property Maintenance
- Develop, administer, and deliver "best in class" property management and building engineering services
- Ensure that all provisions of third-party contracts are met and administered in a timely manner
- Solicit bids, schedule and coordinate annual roof and environmental audits
- Oversee upkeep of information for Energy Star and/or LEED recertification processes
- Monitor vacancies to ensure cleanliness and readiness for occupancy
- Work with on-site engineer to establish preventative maintenance program for the property
- Maintain emergency response plans and ensure policies are in place for each property
